Bank of America is utilizing Equator.com system to process their short sales for their conventional loans. The Equator system has streamlined the short sale process compared to their old antiquated system. If you are processing a short sale with Equator, the investor guidelines state; Bank of America will ONLY pay Seller Contribution to Buyer’s Closing Cost for a Buyer purchasing their property with FHA or VA loan.

With this in mind, I would suggest that the seller counter any offers with closing cost that are not using FHA or VA loans to purchase a home. If the Buyer can not buy the home without closing cost the seller may want to consider not accepting the offer and submitting it to Bank of America…….

Bank of America halts foreclosures in all 50 States!!

Many of you have heard or read that Bank of America with the “encouragement” of the Federal Government has decided to halt all foreclosures in all 50 States for an unspecified period of time. Bank of America has decided to examine all foreclosure documentation problems. The bank has choosen to do this due to allegations of possible “robo-signers” – people who sign hundreds of documents a day without reviewing their contents.

Georgia is a non-judicial State which means the courts are not required to have involvement for the lender to foreclose on the home owner. The delay in the foreclosure process will potentially help home owners sell their homes as a Short Sale. If you are considering a Short Sale; now is the time to act.
